Selling at the wrong time: Keeping in mind the time of year and the weather are important to timing your home’s sale, but also take into consideration how long you’ve lived in the house — to avoid capital gains taxes on your primary residence, you’ll need to have lived there for at least two of the last five years.
4. Cutting corners (or not making necessary repairs): Homebuyers today expect move-in ready conditions and might be deterred from even the most minor defects.
5. Getting emotional and not being willing to negotiate: It’s important to separate your emotional connection to the home from the details of the transaction. It can be hard to negotiate with buyers when you love your home, but acting like a professional is important.
